Historic Residential Mid-Rise Rehabilitation

The project is in Detroit's Cultural Center, in Midtown, at 25 East Palmer. The Detroit Institute of Arts, Wayne State University, and the Museum of Contemporary Art Detroit are in the same district.

The project is an eight-story apartment building from 1923, with 82 units. The renovation updates all 82 units and the common areas.

The common areas are redesigned in the theme of the Grand Budapest Hotel. The lobby, the corridors, and the elevator lobbies receive pink walls and tan trim. The original terrazzo floors are uncovered and refurbished. The elevator interior is painted fire truck red, a reference to the canonical Grand Budapest Hotel scene. Brass numbers and hardware are used at the unit doors.

Eight unit types are redesigned for increased accessibility and contemporary lifestyle. The smallest types in the standards are a 320 square foot studio and a 400 square foot one bedroom. In each unit, the entry opens to the living space, with the bathroom and, where present, the bedroom off that space.

Walls between the living room, dining area, and kitchen are removed. Living, dining, and kitchen form one open room, with a clear route from the entry through the room to the kitchen and bathroom. The kitchens receive new cabinets, counters, and fixtures, and the bathrooms receive new vanities, sinks, and mirrors.
